- Loan Size - £10m to £30m
- Max loan to cost - 90% (the definition of "cost" and "loan" here excludes finance costs)
- Commitment fee - £25k refundable if declined or when the loan draws
- Arrangement fee - 1.25% of loan value, rolled up and added to the loan (i.e. not paid in cash)
- Headline interest rate - 14.5%, compounded monthly
- Release fee - 1.5% of GDV payable as units complete/balance on redemption of the loan at running average of sales to date (subject to min of 1.5% of the appraised GDV)
- Min interest/fees - 0.2x capital amount being advanced
- PG - for minimum of 25% of the capital amount being advanced
- Max loan to value - 70% ("loan" excludes interest roll up)
- Max loan+interest to value - 85%
- Planning - fully consented (i.e. we will lend based on the current consent)
